Sales Manager – Residential Estate Sales (Mackay, QLD)

We are seeking an experienced, driven Sales Manager to lead contract-to-sale conversions for a premium master-planned estate in Mackay.
This is not a standard sales role. It is a high-performance opportunity for someone who understands property, relationships, and urgency — and wants to be rewarded accordingly.
With strong enquiry flow and structured releases, the right operator can earn up to $250,000+ per year through performance-based commissions.
As Sales Manager, you will manage buyers from initial enquiry through to signed contract and deposit. You will be responsible for:
Managing and qualifying inbound buyer enquiries
Conducting phone consultations and face-to-face appointments
Presenting house & land packages and lot options
Managing Expressions of Interest and controlled releases
Building relationships with local agents, brokers, and referrers
Negotiating, closing, and progressing contracts
Coordinating with solicitors, brokers, and builders to ensure smooth progression
Maintaining CRM pipeline and follow-ups
You will be the key revenue driver for the estate.
Proven property sales experience (land, house & land, or residential)
Strong closer — confident asking for the sale
Highly organised with disciplined follow-up
Professional presentation and communication
Comfortable working with mid to high-value transactions
Local Mackay market knowledge preferred
High commission structure
Realistic earning potential of $200K–$250K+
